Permitted Payments

• Refundable **holding deposit; equal to and no greater than 1 weeks rent.
• Security Deposit / Bond; equal to and no greater than 5 weeks rent.
• Changes to the tenancy agreement £50.00 fully inclusive of VAT
• Surrender of tenancy before end of term One Month’s rent fully inclusive of VAT
• Utilities where applicable.
• Late rent charge 3% above bank of England rate.
• Replacing lost key £5.00+ £1.00 Vat, Total £5.00 per key
• Replacing lost fob / security device subject to the reasonable cost of replacement fob / security device



Terms & Conditions for holding deposit

1. The holding deposit can only be held by the agent for 15 Calendar days, if the tenancy proceeds the tenant agrees to the holding deposit being converted into payment towards the first month’s rent.

2. There is no requirement for the agent to refund the holding deposit and the property will be placed back to market if;
(a) The prospective tenant withdraws their application, fails right a to rent check, or has provided false or misleading information.
(b) If the landlord and or Agent has taken all reasonable steps to get the information needed to satisfy references, but the prospective tenant and their referees fail to provide the information before the holding deposit expiry date ( 15 Calendar days from receipt)

3. The holding deposit must be returned to the tenant within 7 days of the holding deposit expiry date if the landlord pulls out of the application.

4. A tenancy must proceed within 15 Calendar days of receipt of the holding deposit – this can be post dated by both parties to a mutually agreed tenancy start date but must be no greater than 30 days from the date of application unless mutually agreed in writing by both parties on the start date of the application.











TENANT APPLICATION AND INFORMATION

Before making application you must note the following points:



  • You must be over 21 years old
  • You will need to provide residential addresses for the last 3 years
  • You will need to provide photographic ID (i.e. passport or drivers licence)
  • Must have a National Insurance Number
  • You must earn 2.5 times the rent (Gross before any deductions for tax & N.I.)
  • If you are self employed you may need your last 3 years accounts or a reference from your accountant
  • Retired applicants must have proof of pension income from your pension provider
  • Disclose any adverse credit history such as CCJ’s or bankruptcy

You may need to provide a guarantor if you do not meet the earnings criteria or if you are unemployed and/or receiving housing benefit. The guarantor must meet the criteria above with the following additional conditions.

  • Guarantor must be a UK Property owner and resident in the UK
  • Guarantor must have income of 3 times the rent


Housing Benefit Tenant

Please note if you will be receiving housing benefit you will require a guarantor (see above) who will be required to sign an indemnity guarantee and the leases.
